- Now the work can begin. With each contract awarded to Service Building Maintenance, our team of experts takes into consideration the construction of the building and decides the best technology that is the least aggressive to the building’s facade.

EfflorescenceList Item 1
Often customers will call with special needs such as efflorescence removal. Efflorescence is caused by water intrusion into the masonry system. This is sometimes used if the masonry system is not properly flashed. The moisture will exit the structure via mortar joints or other openings in the building. While cleaning this will remove evidence of efflorescence it will not solve the problem. In some cases a sealant provides relief while in other cases sealing openings, re-caulking failed joints or installing proper flashing is the permanent solution.

Masonry SealantsList Item 2
Often masonry structures have deficiencies that cause leaks and efflorescence (the appearance of white stains on the exterior masonry surfaces). Depending on the cause these deficiencies can be addressed by sealant application. This is performed to not only address the initial problem; leakage but also takes into account the type of structure and appearance of the building. We use color matching caulks and sealants.

High Pressure CleaningList Item 4
At SBM, we obviously use high pressure washers. However, we are aware of delicate surfaces and we utilize a rotary spray device that cleans more powerfully than a regular wand approach. This method is actually surface friendly. Often times when a building is cleaned with high pressure the building is damaged by overly aggressive methods such as micro focusing the pressure washing wand to remove stains. At times, this method actually removes the building substrate. At SBM, we are aware that our mission is to clean the building while protecting its original intended appearance. Moisture IntrusionList Item 3
SBM provides solutions to moisture intrusion. Moisture intrusion is caused by unwelcome water penetrating the masonry system. While most masonry systems have controls to prevent this often times there are deficiencies such as an open caulk joints, ineffective weep joints, lack of flashing. We analyze your structure to determine the proper solution three typical solutions to moisture intrusion are:
Moisture Intrusion
- Re-caulking failed caulk joints particularly on the parapet or capstones to prevent water intrusion.
- Provide sealant application to prevent excessive moisture from penetrating porous systems.
- Provide proper flashing details with weep holes to properly vent any moisture that enters the structure.
